'Agents' who don't know what they're doing

From time to time, you'll get letters in your box, telling you that a particular office is 'visiting your suburb next week'? They often tell that you that they just need '15 minutes of your time to do an 'appraisal' of the 'value' of your property'.
These people are actually telling you that they don't know, that they don't know!
The only people people able to tell you your property value or give you an appraisal, are registered valuers. These people complete a 4 year degree & their signed & certified statements are admissible in court.
Most estate agents (or their sales people) are able to do a very competent written opinion of what your property might sell for, backed up by the various statistics which we have at hand. But you (& they) need to know what they are able to do...
Knowing the difference between an opinion & an appraisal is a good start!
Call the people who know what they're doing - we only have licensed estate agents to assist you in your situation!

From time to time, you'll see some agents leading their advertisement with 'offers over $xxxxxxx'? In my opinion, this is misleading, in that the buying prospect will see the figure mentioned, as being the point from which they are most likely to base their attention & then, upon which they'll make a bid?
Another one which one sees is this business of ranges - you may have seen '$xxxxxx to $xxxxxxx'? The buying prospect looks at the bottom of the range as being the figure that attracts them & then things can go downhill from there if the vendor doesn't want to sell for that figure?
It would appear to me that some agents use these techniques to put pressure on the vendor to change price when they are obviously too much & won't listen otherwise?
Responsible estate agents will advise you of an approriate asking price or reserve, if offering by public auction! Work with us!

So many times I've seen people take 4 or 5 times as long to sell their property because they didn't work with their agent! Some of these people were even working against their agent to achieve their terrible result - & you know what they did?
They took the listing from that agent, gave it to another, & then took the previous guy's advice which they had been fighting for months! They reduced the price to where they should have been in the first place & were sold in about 6 weeks!
Don't let this happen to you!
Work with your agent - listen to their advice! This office for example, has people who have been helping people for over 36 years! We must be doing something right!?
